Chancel repair liability

Hi, we are looking at purchasing end cottage in the village. We have come across a couple of stumbling blocks which are getting in the way. There’s a boundary issue with the neighbouring property. But the main pain is the way in which the chancel repair is worded on the property deeds, this seeming means we cannot get insurance against it. Has anyone else come across this problem? Is there anyway around it? And can anyone help us work out which way to go next.
