Listening to the radio the other day, i heard residents from Runnells lane Thornton complaining about the new housing estate being built behind their homes. They were saying, before the site was first started they built the land up higher than it was before and then they started to build houses. The residents were complaining that their gardens were now flooding because of the increase in land height and house building. The situation of their gardens flooding had, according to them, did not flood before and that the attenuation stream that was supposed to take excess water from the site has now failed. This seems to be the new style of development. They build the land up with the excavated soil, thus { saving money on not having to shift the soil etc off site. } A similar build has happened in Melling. They have built the land up behind the Scout hall above it's original height and excavated a massive attenuation lake to catch the excess water from the site. The Builders, Bellway, will not give a written Guarantee that the attenuation lake will not over flow. Although, this is now a risk that did not exist before for the Scout hall and other properties below the level of this site. They quote, the attenuation lake will withstand a one in a 100 year storm. Time will only tell. That 100 year storm may happen more than in 100 yrs.

Given that this is the case, some advice from property insurance companies I would think must be sort. Because, if you are flooded and you are insured, then your insurance will inevitably need to know about this new risk to your property. The Insurance company will need to Know what the risk is and what maintenance schedules are in place to ensure the attenuation lake / stream is kept clear of silt, debris and any other rubbish that could block the drain outlet. It is all about money.
