Query regards gas boiler

I was authorised by landlord's agent to contact British Gas regards an on-going issue (5 years+!) which has been 'fixed' more times than I care to remember by agent's various contractors.

The BG engineer rectified it (again - part that has already been replaced at least twice) and made out a list of risks/faults. I forwarded this to agent. Been advised as gas safety checks carried annually there is no cause for concern - boiler has passed checks. 

Not all concerns were directly related to boiler.

This is my home and I want to feel safe. The BG engineer has taken that away with his form despite the reassurance from agent about safety checks.

Who do I believe?

Maybe it passed the safety check when it was done before but something has gone wrong with it since then and now it would fail perhaps?

Thanks for your reply Mariza but some of the faults raised pre-exist the previous 5 safety checks. I'm wondering if legislation has changed in the last 5 years.

Did they actually turn off any appliances/gas supply and told you not to use/turn on. If not you should be safe. All safety checks have to be done by a qualified gas safe engineer they have to take frequent exams to keep their qualifications, if you are renting from a reputable agent they have to ensure this is done once a year.

Yes my gas is checked annually. However the BG engineer pointed out several things that apparently shouldn't have passed the last 6 years yet a certificate has been issued. Agent's engineer is Gas Safe registered which is why I'm not sure who to believe. 

Agent's attitude is certificate issued as boiler has passed safety checks each year which is the legal requirement for landlord.

I'm more concerned about the other 4 things rather than boiler - although it is 31 years old and inefficient  (G rating). Boiler deemed at risk due to lack of parts available.

Difficult one that do you have a quartet/six monthly check if so it might help to bring up your queries again with them so it is documented that you are concerned. Do you normally have a good relationship with your landlord it appears you have been there sometime it might be worth formally asking for these things to be fixed in a letter so no confusion over communication. Failing that if you feel it is dangerous and they have refused to fix you can inform the council they deal with private landlords as well to see what they have to say. You could give them a ring to enquire if they could help before making a formal complaint.

Thanks Jen.  No the agent hasn't carried out a check in years. Came after I'd been here 3 months, saw I I look after the place and has let me be. Expect contractors feedback to him when they call to complete maintenance. I'm planning to check out gas legislation before going back to agent again.

I contacted Gas Safe and explained my concerns. The chap on technical support feels that the 'at risk' items were observations rather than anything to be concerned about. Allayed my fears. 

Said listed items could be done but not essential. Felt much better after I'd spoken to him as an independent person.

Definitely Jen. Makes me think British Gas were after more work. Saw reports of this with boilers when I was looking last week. Naughty. Making people feel unsafe unnecessarily.
