Risk of flooding in Walton-on-Thames

Hello everyone, we recently fell in love with Walton-on-Thames whist searching for a new area to move to! We have been house hunting and have found that some roads are high risk for surface water flooding. Low risk of flooding from the river and reservoir surprisingly. We were just wondering if this was the environment agency going a bit overboard or whether this is a genuine threat. Can anyone living in a high risk of surface flood area advise if you have experienced flooding and any measures you have had to take? For example flooding insurance, or flood proofing your property. Has it devalued your property? Basically we are just weighing up the risk as we have found a house we love quite near the queen Elizabeth Reservoir. Thank you very much for any advice you can give.
