Land value

Hi, i have a neighbour that wants to buy some land off me "The bottom of my garden" any suggestions on how to value it. Along with this Neighbor, i applied for planning for a single house. & it was rejected on a few items & would not be worth applying again for at least 3 years as its now outside the planning area. To build a house on this plot, i have the land & he has the access.
