House wanted

Hi
Looking to move to Leigh-on-Sea.
Seeking a 3 bed house with off street parking, south of London Road, near to station, not on or near a main road. Two reception rooms and kitchen downstairs (anything else a plus) and don't mind which ones are combined. Would consider 2 beds if there was a third reception room. Chalkwell lovely, but would prefer to be the Leigh side.
Happy to take on a bit of work as long as it's not a full restoration/too structural. Decoration and say a new kitchen/bathroom is fine. Also happy to buy if already perfect!

Budget: £400k-440k-ish depending on house (and what we get for ours!).
